Preparing for 2030

The government has confirmed that all private rental properties in England will need to meet an EPC C rating by October 2030, with a spending cap of £10,000 per property. A new EPC methodology — the Home Energy Model — is expected to replace the current system, with new metrics covering fabric performance, heating system efficiency, smart readiness and running costs.

These are significant changes. Properties that comfortably meet the current minimum E may still fall short of the new C requirement, and the updated methodology could shift ratings in unexpected ways.
