What is an EPC?

An Energy Performance Certificate rates your property's energy efficiency on a scale from A (most efficient) to G (least efficient). It includes an estimate of energy costs and a list of recommended improvements. The certificate is lodged on a public register and is valid for 10 years.

EPCs were introduced under the Energy Performance of Buildings Regulations and are a mandatory part of selling or letting a property in England and Wales.

Why do I need an ePC?

You're legally required to have a valid EPC before marketing a property for sale or rent. Estate agents and letting agents cannot list your property without one, and you must make it available to prospective buyers or tenants free of charge.

For landlords, there's an additional requirement: your property must meet the Minimum Energy Efficiency Standards (MEES), currently set at a minimum E rating. Properties rated F or G cannot be legally let unless a valid exemption is registered. The government has confirmed that this minimum will rise to a C rating by October 2030, so understanding your property's current position is more important than ever.

Fines for non-compliance range from £500 to £5,000 depending on the type and value of the property.

What to expect during an ePC assessment.

Our assessor will visit your property and carry out an inspection of the features that affect energy performance. This includes the construction type (walls, roof, floor), insulation levels, window glazing, the heating and hot water system, lighting, and any renewable energy installations such as solar panels.

The assessment is non-invasive – we won't need to move furniture or lift floorboards – but we will need access to all rooms, the loft space (if accessible), and the boiler or heating system.

For a typical house, the visit takes around 30 minutes to an hour. Flats are usually quicker. Larger properties can take up-to 2 hours. We'll explain what we're looking at as we go, and you're welcome to ask questions during the visit.

How long will my EPC assessment take?

From booking to receiving your certificate, the process is usually completed within a 2-4 working days. Once you’ve filled in our online booking form, with a chosen a time and date, we’ll send you a confirmation email. 

Your certificate is typically lodged and available within 1–3 working days of the inspection.

FAQs

What do I need to prepare for an EPC?

Not much. The most helpful thing you can do is make sure we can access the loft hatch (if you have one) and the boiler. If you have any documentation for recent improvements – insulation certificates, boiler installation records, window specifications, solar panel MCS certificates º please have those to hand. Evidence of upgrades can improve your rating; without documentation, the assessor may have to record a more conservative assumption.

How much does an EPC cost?

Can I improve my EPC rating before my assessment?

Yes, and we can advise you on quick wins before we visit if you'd like. Simple measures like loft insulation top-ups, draught-proofing, or upgrading to LED lighting can sometimes nudge a rating up. For more significant improvements, consider booking a full consultation alongside your EPC.

Do I still need an EPC is my property is listed?

Listed buildings and properties within conservation areas are not automatically exempt. An exemption applies only where the required energy efficiency improvements would unacceptably alter the character or appearance of the building. In practice, many listed properties still require an EPC. We can advise on your specific situation.

How long is an EPC valid?

An EPC is valid for 10 years. However, if you've made improvements to the property, it's worth getting a new assessment to reflect a potentially better rating, especially if you're a landlord preparing for the 2030 MEES changes.

What happens if my property scores F or G?

If you're a landlord, you cannot legally let the property unless you either improve the rating to at least an E or register a valid exemption on the PRS Exemptions Register. We can help you understand the most cost-effective route to compliance.
